Project Description

In August 2021, Orbis began negotiations for the acquisition of 6.02 acres of land contiguous to their existing Rialto I project. Following the successful purchase, Orbis promptly initiated the entitlements and construction drawing processes for the development of a new industrial facility spanning approximately 112,000 square feet. Over the course of twelve months, these preconstruction activities were meticulously executed, culminating in Q3 2022. Subsequently, in October 2022, Orbis transferred the Purchase and Sale Agreement to another developer before commencing construction.

Riverside Airport

Project Description

In October 2021, Orbis Real Estate Partners secured a significant parcel of 12.53 acres adjacent to the Riverside Municipal Airport. Following this acquisition, Orbis successfully negotiated a build-to-suit agreement with a tenant committed to utilizing the entire site. Upon obtaining the necessary entitlements and construction permits, the tenant exercised their purchase option in January 2023, acquiring the land for their future development of the property.

Barker Logistics

Project Description

Orbis Real Estate Partners successfully worked with county of Riverside to entitle Barker Logistics. The project consists of 30.19 acres that will be developed into a 678,087 Class A industrial facility with 40’ clear, 109 dock high doors, and 335 onsite trailer stalls. Orbis is currently developing the site on behalf of Black Creek. Construction completion is slated for Q3 2022.

The Vine

Project Description

The Vine consists of five Class A buildings ranging in size from 53.361 to 178,595 square feet. The site was delivered to a buyer fully entitled with infrastructure drawings in place. Orbis has retained ownership of the retail land, soon to be 4 QSR pads. During the entitlement phase, Orbis worked closely in conjunction with city staff and officials, local property owners, and consultants to design the project in a way that pays homage to the winery culture that once resided at the property.

Orbis kicked off construction on the QSR pads in Q3 2021.

Project Description

In June of 2020, Orbis began development of a 10-building industrial project totaling 133,527 square feet and a build-to-suit with 7-Eleven located in Chino, CA. In late 2021 and early 2022 the venture successfully completed and sold a 100% interest in the industrial buildings to individual buyers at record pricing and above proforma. 7-Eleven was completed and opened for business in August 2023 and is still under ownership as of Q4 2024.

Project Description

The Merge development includes a 71,000 square foot shopping center, in addition to ten (10) industrial distribution facilities totaling 332,700 square feet. The center is anchored by Sprouts Farmers Market with credit
tenants such as Starbucks, Chevron, and Bushfire Kitchen.

Orbis Real Estate Partners sold the industrial land at receipt of full entitlements and currently owns and operates the retail portion of the center.

The Homstead

Project Description

The Homestead consisted of 46 Net Acres of Industrial Zoned Land for Light Industrial & Industrial Park. Orbis worked with the city of Eastvale to fully entitle the project, which was sold on December 2020. The future Limonite extension across the Cucamonga Creek Bridge that will connect Chino and Eastvale will run directly through the property, it is expected to break ground in 3Q 2023.

Project Description

Orbis Rialto was a fully entitled and permit ready development opportunity that consists of a 135,408 Class A industrial warehouse in Rialto, CA within the Renaissance Specific Plan. Orbis acquired the site in May 2019 and received full entitlements in Q1 2021. The project features frontage on the SR 210 Freeway with 15 dock-high doors and 32’ clear height.

ORBIS BUSINESS CENTER

Project Description

The Orbis Business Center development consists of three(3) free-standing industrial distribution facilities totaling 136,779 square feet. Construction was completed on May 15th, 2016. The project required Orbis to process and amend the City of Ontario’s General Plan from the existing zoning ordinance of Office/Commercial to Light Industrial. Due to extensive due diligence with the City Jurisdiction, Orbis’ execution was successful jointly working with city officials to obtain development approvals in an expedited manner.

Project Description

The Orbis Landing development consists of Three(3) free-standing industrial distribution facilities totaling 104,754 square feet. Orbis acquired the land from Hillwood Development, a Rodd Perot Company, on September 14th, 2015. The development was completed and promptly sold in 2017.
